I am writing under the Freedom of Information Act 2000 to request data on the UK housing market, focusing on identifying opportunities for investment with high return on investment (ROI).

Please provide the following information:

  • Detailed statistics on the trends of capital appreciation for 4 and 5 bedroom residential properties over the past 3 decades, with a regional breakdown. I'm especially interested on Surrey, West Sussex and Kent.
  • Historical and current data on house price appreciation for these property types and sizes, also broken down by region or postcode.
  • After adjusting for inflation, house price increase per year on average.
  • Future projections for property values, if available
  • Access to this data is critical for making informed decisions on where to invest in the property market for optimal returns through capital growth.

Our monthly housing prices bulletin includes UK House Price Index (HPI) data for average house prices and indices, at region and local authority levels, including breakdowns by property type.  

The full UK HPI data covering average property price levels and inflation rates at region and local authority level, including breakdowns by property type, are available via the “data downloads” webpage on GOV.UK. The latest UK HPI price statistics (as at 16 July 2025) data downloads page is also available on GOV.UK. This publication does not go down to postcode level, however you may be able to find the information you are looking for on the HM Land registry website

Unfortunately, we have not created analysis showing house price adjusted for inflation. However this would be available to order from our Consumer Price Index team. Such services are subject to legal frameworks, resources and agreement of costs. If you would like to request this bespoke dataset, please contact CPI@ons.gov.uk to discuss your enquiry further. As this information is reasonably accessible via another route, even if only accessible on payment, Section 21(2)(a) of the Freedom of Information Act 2000 (FOIA) applies. 

The ONS does not hold forecasts of property price values. You may be able to obtain these from commercial providers.
